What Information Do You Need to Apply?
  1. GOVERNMENT ISSUED ID;
  2. SUBMIT LAST TWO YEARS OF FEDERAL TAX RETURNS AND A 6 MONTH CONSOLIDATED INCOME STATEMENT

$80 APPLICATION FEE MUST BE PAID FOR EACH OWNER(NON-REFUNDABLE AFTER PROCESSING BEGINS).

GROSS INCOME OF 3X RENT AND CREDIT SCORE OF 600 IS REQUIRED UNLESS OTHERWISE STATED IN THE LISTING.

COMMON REASONS TO BE DECLINED – INCOMPLETE APPLICATION, EVICTIONS, COLLECTIONS FROM LANDLORDS OR UTILITIES, LOW CREDIT SCORE, INSUFFICIENT INCOME, POOR REFERENCES, NON-DISCHARGED BANKRUPTCIES, PETS (AGGRESSIVE BREEDS NOT PERMITTED), OR MOVE-IN DATE BEYOND 15 DAYS AFTER APPROVAL NOTICE. FELONIES OR CRIMINAL CHARGES RELATED TO CONTROLLED SUBSTANCES, VIOLENCE OR DESTRUCTION OF PROPERTY, OR ANY SEXUAL RELATED OFFENSES WILL BE CAUSE FOR DENIAL. APPLICATIONS ARE PROCESSED IN THE ORDER RECEIVED. FIRST COMPLETED AND QUALIFIED APPLICANT IS AWARDED THE RIGHT TO LEASE THE PROPERTY. YOUR APPLICATION FILE WILL BE CLOSED IF WE DO NOT RECEIVE ALL NECESSARY INFORMATION WITHIN ONE WEEK OF SUBMISSION.

When is Rent Due?

Rent payments are due in our office on the 1st of the month. If your rent payment is received after the 1st then a late fee is due and must be included with your payment. If the first is a Sunday, or a Holiday, deposits should be completed the day prior anything after that is considered late. The office closes at 5pm and it is the responsibility of each tenant to ensure that your rent payment is received in the office by 5pm on the 5th to avoid additional charges, eviction, etc.

How Long are Repair Wait Times?
Emergency Maintenance
Anything relating to the property under the lease that is threatening to life, health, or the property. Fire (please call 911), flood, sewage back-ups, gas odors (please call gas company), broken water pipes, tree falling on house.
Target: 3 to 5 hours

Urgent Maintenance
Broken windows, plumbing repairs, loose railings, wobbly decks, electrical problems.
Target: 2-4 business day service

Normal Maintenance
Appliance repair, garage repairs, leaky faucets fence repair, gutter cleaning.
Target: 2-5 business day service

Can You Make Changes Alteration to the Property?

All tenants are required to have written permission before making any alterations to the property, this includes changing any locks. If you receive written permission to change the locks, you must immediately supply the office with a working copy of the new key.
